It can be a really stressful and emotional time when you finally decide to sell a house because for most people this is only a process they may undertake once or twice tops in their lifetime. There is the old phrase that it is only bricks and mortar but for most of us there are some many memories that go into a house to make it a home.

So, it is important to keep your garden well  maintained and make sure the drive is in good condition. sometimes especially after the winter the outside of houses would need power washing . Finally make sure the guttering is all clean and  up to scratch.

3. All your t’s crossed and i’s dotted:  Now more than ever it is so important to ensure that all aspects of your property’s title  is correct, as sales fall down for the most minor of  issues. As buyers do not want any hassle so if necessary get all outstanding planning issues rectified or if there are wayleave or easement queries exist get them sorted out. By doing this, you will be giving your property the best chance possible of selling.

4. Cleanliness is next to Godliness: Maybe not so much any more but if a house is unclean , most buyers can not see beyond it and definitely can not see themselves living in it .

5. Time to go for a walk: When a viewing is scheduled for your property, it is always better that the vendor is not there. As in alot of cases buyers will rush the viewing as they feel they are disturbing the vendors and will not look at the property properly, on many occasions buyers feel very awkward which is a feeling they then project on to the property. As a seller you have to trust in your agent that they know what they are doing and that they are well briefed about the house.
